This course is designed to reinforce methods and techniques for deriving adjustment estimates in the sales comparison approach. Material is for trainees, new appraisers, and veteran (experienced) appraisers needing review of concepts and real-world illustrations of carrying out recognized methods and techniques.

Through examples and illustrations, the concepts broadly apply to the sales comparison approach in general. Adjustments are explored for elements including market conditions, garages, square footage, location, condition, and other factors. Methods employed include paired sales, paired groups, paired resales, scatter/trend graphs, and regression.

The course includes the instructor’s live application of Excel for addressing and exploring the methods and also presents Case Studies for students to use data sources to support and explain their own derived adjustments after methods are modeled by the instructor and discussed by the class. Group work is encouraged and facilitated by the instructor while the students work through Case Studies with one another.

Not only focusing on development, the course also focuses on reporting the adjustments, understanding the expected level of detail for various types of assignments and intended users. Students should bring laptop computers.
